After the original group of homes failed to see, John D. Rockefeller, Jr. slowly sold small sections of the development to real estate developers.  The Arcy Corporation of New York built five steel homes on Monticello Boulevard in 1936.  One of the first homes in the Cleveland area to include whole-house air conditioning was built on Rumson Road in 1937.  Architect-designed homes slowly filled a few of the streets in the pre-World War II era. Construction stopped during the war and resumed in the late 1940’s.  Toledo businessman, George A. Roose, )together with a syndicate of partners) purchased the remaining Forest Hill property in 1948 from Rockefeller’s Abeyton Realty Corporation.  Roose, who would become better known as the owner of Cedar Point and the developer responsible for turning the aging amusement park into a world-class destination, engaged prominent builders to finish the Forest Hill subdivision in a range of traditional architectural styles, form Colonial to Early American to Georgian. 

The California Contemporary ranch homes of Toledo builder Donald J. Scholz evoked a new type of lifestyle and incorporated modernistic deign and technological advances of the 1950’s.  They were built in East Cleveland on Lee Road, Henley Road, Newbury Road, and Forest Hills Boulevard.  Architect Albert J. Sgro, an admirer of Frank Lloyd Wright, built three homes in the neighborhood.  Some of the most noted architects in the area were responsible for many of the other homes in Forest Hill. 

Because of the controls mandated by the homeowners association, the quality of the new homes remained high.  Two-car , attached garages are included in every new home.  Modern floor plans, premium quality materials, and generous lot sizes finally made Forest Hill a designer neighborhood. With an unusually low real estate turnover, that neighborhood satisfaction remains today.
